Does your building
need a PFI?

Under Singapore's Building Control (Periodic Facade Inspection) Regulations, certain building owners are legally required to engage a BCA-registered Competent Person to inspect and certify their facade at prescribed intervals.

Failure to comply can result in BCA enforcement action, including stop-work orders and penalties. We help owners and MCSTs navigate the process from initial briefing through to BCA submission.

Full compliance guide

Your building is likely required to comply if:

It is a non-residential building or flatted factory — shophouses, commercial buildings, industrial units, mixed-use developments

The building is more than 13 metres tall (approximately 4 storeys)

The building is at least 20 years old at the time of the first inspection

BCA has issued a notification letter to the building owner or MCST (inspection is due every 7 years thereafter)

Scope of Inspection

Every element.
Documented.

Our PFI covers every accessible facade component. Defects are photographed, mapped to elevation drawings, classified by severity, and accompanied by remedial recommendations.

Spalling, delamination, efflorescence, hollow render, paint failure, lime plaster deterioration on heritage facades.

Structural Masonry & Concrete

Cracking, carbonation, rebar corrosion, concrete spalling, settlement cracks and structural deflection.

Windows, Louvres & Frames

Corrosion, failed sealants, inadequate fixings, condensation damage, and water ingress at openings.

Balconies, Cornices & Ornaments

Loose balustrades, spalling soffits, delaminating cornices and decorative elements at risk of falling.

Waterproofing & Drainage

Failed waterproofing membranes, blocked outlets, ponding, water staining and active seepage.

Attached Fixtures

Signage, air-conditioning brackets, pipe supports and external fixtures assessed for fixing adequacy.

How It Works

From briefing to
BCA submission in four steps

01 / 04

Initial Briefing

We review your building's age, use, facade type, and BCA notification. We provide a fixed-fee quote and agree on an inspection date.

02 / 04

Site Inspection

Our BCA-registered inspector conducts a systematic inspection using ladders, MEWP, rope access, or drones depending on access requirements.

03 / 04

Defect Analysis & Report

All defects are mapped to elevation drawings, photographed, classified by severity (Minor / Significant / Critical), and accompanied by remedial recommendations.

04 / 04

BCA Submission

We submit the signed PFI report to BCA on your behalf. Our reports have a 100% first-submission acceptance rate. We retain records for the next inspection cycle.
